Gateway Park Flex Office Buildings #1 and #2

As one of the state’s fastest growing communities, business in Eagle Mountain is boosted by skyrocketing population growth. But prior to the construction of two flex-space buildings, Eagle Mountain did not have buildings offering multi-use flexibility within the city.
A savvy developer saw a need for mid-sized businesses seeking office and warehouse spaces and enlisted Curtis Miner Architecture to design buildings in a way that would be marketable to a wide range of tenants and uses.
To make the buildings more marketable, the design team prioritized mechanical, electrical, and plumbing systems to optimize building performance for the life of the facility. Additionally, care was taken in selecting materials and finishes; durable concrete block was specified in various colors and textures to provide visual interest.
Conveniently located off State Route 73, the Gateway Park Business Center is now home to two buildings and 14 units of flex space. With over 44,000 square feet of leasable space, the buildings have 12’x14’ doors at grade level and dock-high doors for deliveries.
With greater visibility to the road, Building #1 was designed with a slight angle and positioned to take advantage of the view point. Its exterior finishes include sweeping steel canopies and corrugated metal siding to provide a slightly higher level of finish to attract tenants and customers.

CMA’S role in the project was primarily the design of the building’s core and shell. The building is currently 100% occupied with a wide range of tenant types, evidence of a successful project.
